How to Book
Just enter your dates on the calendar and send us your booking request – Book Now!
We will provisionally hold your reservation for up to 3 days to allow time for you to finalise everything.
In order to confirm your reservation, we require a 25% deposit if made more than 6 weeks before the rental start date. This can be paid via bank transfer or credit card (via PayPal – charges of 2.9% will be added to cover PayPal charges.)
The final balance is due 6 weeks prior to your rental start date – we will also send you a reminder email.
If your reservation is made less than 6 weeks before the rental start date, we will request full payment.
After payment of your final balance we will send your holiday welcome information with instructions, directions and all necessary information regarding your accommodation.
Your Reservation Includes:
- Local taxes
- Water, gas and electricity
- Limited wi-fi – This is available via a mobile device which is usually sufficient to check emails, Facebook etc but not for streaming TV, videos or games. If you require more data then this is available at an additional charge.
- Linen and towels
- Cleaning service in accordance with the description
- Swimming pool and garden maintenance
- Any other services as stated on the property description
What is Not Included:
- Transport to and from your accommodation
- Car hire
- Security deposit
- Baby cot and highchair
- Travel insurance
- If paying via PayPal this will have a 2,9% surcharge added to the cost to cover PayPal charges.
Booking Terms & Conditions
Please read our Booking Terms & Conditions below before finalising your reservation.
These Booking Terms & Conditions and the General Booking Information contained in our reservation system will form the basis of the reservation contract.
The ‘property’ is offered for holiday rental subject to confirmation by the Owners to the renter (‘the Client’).
For reservations of the ‘Property’ with arrival date less than 6 weeks, the ‘Client’ should make 100% payment.
For reservations of the ‘Property’ with arrival date of more than 6 weeks, the ‘Client’ should make payment of the initial non-refundable deposit (25% of the total due).
Following receipt of payment, the Owners will send a confirmation as the formal acceptance of the booking.
The balance is payable not less than six weeks before the start of the rental period. If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled.
In the event of a cancellation after full payment, refunds of amounts paid will be made if the Owners are able to re-let the ‘Property’, and any expenses or losses incurred in so doing will be deducted from the refundable amount (less 50 Euros administrative fee). If you have to cancel for a reason covered by your insurance policy you should be able to recover cancellation charges.
Any additional chargeable expenses arising during the rental period should be settled with the Owners as soon as the rental period ends.
A security deposit of 250 Euros for each rental period is required to be paid upon check in, for example, loss of keys and damage to the property or its contents. However, the sum reserved by this clause shall not limit the ‘Client’s’ liability to the Owners.
The security deposit will be returned to you at the end of the rental period, pending damages/breakages.
The ‘Client’ is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc, since these are not covered by the Owners insurance.
The rental period shall commence at 16:00 hours on the first day and finish at 10:00 hours on the last day. The Owners shall not be obliged to offer accommodation before the time stated and the ‘Client’ shall not be entitled to remain in occupation after the time stated.
The maximum number to reside in the ‘Property’ must not exceed that specified – 6 persons.
The ‘Client’ agrees to be a considerate tenant and to take good care of the ‘Property’ and to leave it in a clean and tidy condition at the end of the rental period. The Owners reserve the right to make retention from the security deposit to cover cleaning costs if the ‘Client’ leaves the ‘Property’ in an unacceptable condition.
The ‘Client’ also agrees not to act in any way that would cause disturbance to those residents in neighbouring properties.
The ‘Client’ shall report to the Owners without delay any defects in the ‘Property’ or breakdown in the equipment, plant machinery or appliances in the ‘Property’ and arrangements for repair and/or replacement will be made as soon as possible.
Pets are not permitted anywhere in the ‘Property’.
The Owners shall not be liable to the ‘Client’ for any temporary defect or stoppage in the supply of public services to the ‘Property’, nor in respect of any equipment, plant, machinery or appliance at the ‘Property’. There may be occasions when facilities are not available, i.e. maintenance of swimming pools, a blocked toilet, water heaters, internet access etc. and there may be water/power shortages at periods of high demand. There could be the possibility of building works which at the time of reservation are not known and therefore are not referred to. There may be barking dogs, noisy neighbours, ants or mosquitoes etc., at the time of your stay. During unusually dry periods water shortages may occur causing grass to become scorched and could result in odd smells. Likewise, sudden rains can seriously affect roads, drives and stated driving times. Unfortunately for these and other circumstances out of the Owners control, the Owners cannot be held responsible though will do whatever possible to help.
For any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owners. For any loss, damage or inconvenience caused to or suffered by the ‘Client’ if the ‘Property’ shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owners shall, with seven days of notification to the ‘Client’, refund to the ‘Client’ all sums previously paid in respect of the rental period.
The ‘Client’ has the responsibility to ensure children are not left unsupervised at any time and to be particularly careful with balconies, walls, swimming pools, lifts, stairs and the ‘Property’ in general. Please take the time on arrival to familiarise yourself with the safety features and instructions of the ‘Property’.
The ‘Client’ has the responsibility for their own personal safety and belongings. The Owners do not offer compensation resulting from activities of theft or accept any responsibility for such matters.
